1. General

These Terms of Service ("Terms") govern the relationship between you ("User") and ОбщНаем ("Platform") when using the website obshtnaem.com and related services.

By registering and/or using the Platform, you confirm that you have read and fully accept these Terms.

2. Service description

ОбщНаем is an online platform that connects individuals looking for a room or flatmate with those offering a room for rent in Sofia, Bulgaria. The Platform is not a real estate broker and does not participate in rental agreements between users.

3. Registration and account

  • Registration via Google or Facebook is required to use the services
  • Users must be at least 18 years old
  • Each user is entitled to one account
  • Users are responsible for all actions performed through their account
  • Sharing your account with third parties is prohibited

4. Listing rules

  • Listings must contain truthful and current information
  • Posting fake, misleading, or duplicate listings is prohibited
  • Maximum 10 active listings per user
  • Listings expire automatically after 30 days and can be renewed
  • Only listings related to room/flatmate search or offering are permitted
  • Photos must be genuine and correspond to the listing

5. Prohibited content and behaviour

  • Discriminatory content based on race, ethnicity, religion, gender, or sexual orientation
  • Harassment, threats, or abusive behaviour towards other users
  • Spam or mass unsolicited messaging
  • Fraud, phishing, or financial exploitation attempts
  • Posting illegal content
  • Using the platform for purposes other than intended

6. Moderation

ОбщНаем reserves the right to:

  • Remove listings that violate these Terms
  • Temporarily or permanently block accounts for violations
  • Hide listings for review upon multiple user reports

Moderation decisions are made at our discretion and are not subject to appeal.

7. Limitation of liability

  • ОбщНаем is not a party to rental agreements between users
  • We do not guarantee the accuracy or completeness of listing information
  • We are not liable for damages arising from relationships between users
  • We recommend always viewing property in person before entering agreements or making payments

8. Intellectual property

Platform content (design, logo, code) is the property of ОбщНаем. Users retain rights to their published content but grant ОбщНаем a non-exclusive licence to display it within the service.

9. Termination

Users may stop using the service at any time by deactivating their account. ОбщНаем may terminate or restrict access for violations of these Terms.

10. Governing law

These Terms are governed by the laws of the Republic of Bulgaria. Disputes shall be resolved by the competent court in Sofia.

11. Changes

We reserve the right to update these Terms. For material changes, we will notify users. Continued use of the platform after changes constitutes acceptance of the new Terms.
